The Building Regulations are concerned with protecting the health and safety of those in and around buildings, but also address energy conservation and access to and use of buildings. Anyone intending to carry out building work in England and Wales is required by law to obtain building control approval to ensure the Regulations are complied with.
'Building Regulations Approved Document F: Means of Ventilation' has moved to a performance based approach, and there is new guidance for the ventilation of basements. For dwellings, it sets out straightforward guidance and diagrams for four ventilation system options:
background ventilation and intermittent extractor fans;
passive stack ventilation;
continuous mechanical extract; and
continuous mechanical supply and extract with heat recovery.
